Walk before you build

VR Design & Planning

LB Construction's signature pre-construction service complete design documentation, full 3D walkthrough, and a BOQ based on your confirmed design. Before a single foundation is poured.

The problem with making construction decisions from floor plans

Most construction decisions are made from 2D drawings. You look at a floor plan a set of lines and dimensions on paper and you try to imagine how the finished space will feel. You approve the layout. You sign off on the elevation. You agree to the room dimensions.

Then the walls go up. And something doesn't feel the way you imagined.

The kitchen feels smaller. The bedroom window faces the wrong direction. The staircase is steeper than you expected. The living room doesn't flow into the dining area the way you pictured.

These are not uncommon experiences. They happen because the human brain is not designed to accurately translate two-dimensional abstractions into three-dimensional spatial experience. Floor plans are essential but they are not sufficient for the most important design decisions of your home.

LB Construction's VR Design & Planning service solves this problem. Before construction begins, your home is built in full three dimensions. You walk through it. You experience every room, every proportion, every sight line. And then you decide.

What's included in VR Design & Planning

Soil Test Analysis

Your plot is tested for soil bearing capacity and ground conditions before design work begins. The soil test determines your foundation type which directly affects structural cost and long-term safety.

2D Floor Planning

A thorough brief captures how your family lives, how many floors you're building, and what each space needs to deliver. A complete 2D floor plan is developed and refined until the spatial logic is exactly right.

3D Design Renders

Your home is built digitally in full three dimensions. Photorealistic renders are produced for exterior elevations and key interior spaces showing your specific materials, your finishes, your design.

VR Walkthrough

You navigate through every room, every level, every space. Changes identified during the walkthrough are made to the digital model not to concrete before anything is finalised.

Structural Drawings

Once the design is confirmed, structural drawings are prepared by a qualified structural engineer covering foundation design, column and beam layouts, slab specifications, and all reinforcement.

MEP Planning

Mechanical, electrical, and plumbing systems are mapped and coordinated in the design phase. Every electrical point is positioned before the walls are built. Every plumbing run is planned before slabs are poured.

Elevation Visualization

Multiple elevation options are rendered so you can choose how your home presents to the street facade materials, window treatments, external finishes, and gate designs all visualised before external work begins.

BOQ Estimation

A complete Bill of Quantities is prepared based on the confirmed design accurate because every specification flows directly from the approved design.

How we work

Who benefits most from VR Design & Planning

  1. 01
    Who benefits

    First-time homebuilders

If you have never built a home before, the gap between a floor plan and the actual experience of a space is largest for you. VR Design closes this gap entirely.

  2. 02
    Who benefits

    Families with strong design preferences

If you know exactly how you want your home to feel, VR lets you verify these qualities before they are fixed in structure.

  3. 03
    Who benefits

Common questions

Asked & answered

What is a VR walkthrough in construction?+

A VR walkthrough is a navigable, three-dimensional digital experience of your home built before physical construction begins. Unlike a static 3D render, a walkthrough lets you move through every room and experience spatial relationships and design decisions as if you were physically inside the space.

Do I need a VR headset?+

No. Our walkthrough sessions work on standard screens a laptop, a large monitor, or a tablet. A headset can enhance the experience but is not required.

How accurate is the VR model compared to the finished home?+

When the design uses correct dimensions and specifications, the spatial experience of the VR model closely matches the finished home. Proportions, ceiling heights, window placements, and room flow will match what is built.

Can NRI clients attend VR sessions remotely?+

Yes. We conduct remote VR sessions via video call. You navigate the model on your screen in real time while our team guides you through the space and documents every change you want to make.

When in the project timeline does VR Design happen?+

VR Design & Planning happens before construction begins. Ideally, before you have fully committed to a floor plan so the walkthrough can inform and confirm your design decisions at the lowest possible cost of change.

Is VR Design included in construction packages?+

VR Design & Planning is a core pre-construction service for LB Construction projects. Please contact us to discuss how it integrates with your specific project scope.
